Građevinska parcela zanimljivog trougaonog oblika iziskivala je od autora izvjesnu vještinu u prilagođavanju, sa što manje gubitaka u funkcionalnom smislu. Autor nije pokušavao izbjeći problem oblika parcele, naprotiv, trougaoni gabarit doveden je do krajnje tenzije, dajući objektu ''jak karakter'', ističući ga u novoj centralnoj zoni grada. Bazična ideja investitora i autora bila je da je tom dijelu grada potreban objekat potpune funkcionalnosti, u kom će gosti (poslovni ljudi, političari, umjetnici i drugi posjetioci) dobiti mogućnost boravka, rada, susretanja, odmora, relaksacije.
Četrdeset šest smještajnih jedinica prate prostori konferencijske dvorane i salona, restorana sa više sala i prostranom krovnom restoranskom baštom (kokteli), prostori wellness centra u prizemlju, manji fitness kabinet na krovnoj etaži, gradska kafana, banka, nekoliko butika u prizemlju te velika garaža sa parking prostorom na krovu, iznad nje.
The unusual triangular plot was a challenge to the architect's skill in adopting the design to achieve the minimum loss of functionality. He made no attempt to avoid no problem of the shape of the site, on the contrary he took the tension of the triangular footprint to its extreme to give the building a strong character, which makes it stand out in the new town centre. The basic idea of the investor and architect was to provide this part of the city with the fully multifunctional development offering visitors (business people, politicians, artists and others) the opportunity to work, meet, rest and relax.
The forty-six units are complemented by conference and meeting rooms, multi-space restaurants and a spacious rooftop coctail terrace, a wellness centre on the roof level and a small gym on the ground floor, a cafe, a bank, a number of boutiques on the ground floor, and a large garage on the roof.
